No. We budget a percent of each build for marketing. When an agent is involved, we use this allocation along with our profit to provide the agent with a total commission of 3%, at no extra cost to the consumer.

The process is straightforward; no pre-registration of client names is necessary. Simply arrange a builder meeting at our office as you would a property showing. At the outset, we explain to the client that agents receive a commission at no additional expense to them, and request the client sign an acknowledgment allowing us to share contract details with their agent. Both parties then sign the “Real Estate Commission Agreement,” establishing contractual proof that the commission will be paid upon the client’s commitment to building a Gast Homes property.

Most introductory meetings last approximately forty-five minutes to one hour. For clients with extensive questions, we recommend allowing an additional thirty minutes.

Responsibilities beyond the initial meeting depend on your preferred level of client engagement. We encourage you to continue supporting your client with professional real estate services. From the builder’s perspective, there are no further obligations after the meeting, but we welcome ongoing collaboration throughout the home-building process if you wish to remain involved.
