House Plans Modifications

If you want to modify an existing plan by adding or changing windows / doors locations, making the plan a foot or two wider or narrower then you can expect to work with the local builder to give you a price for your upgrades. These changes would be considered simple request that can be explained to the architect electronically after singing a building contract by drawing the changes over the top of a printed marketing floor plan with a colored ink pen to explain the end goal.  The builder’s price change will cover the material and labor to perform the change, the price does not include reviewing updated plan change design layouts.  

Custom House Plans

When you want to modify a stock plan with many changes and or create a unique custom plan, Home Builders Network offers this service directly to the Consumer as the Custom Home plan option.  A Custom Home Plan is an upfront charge to the consumer to perform all the services listed below:
  1. Consumer shares ideas via email.
  2. A Home Builders Network home designer will perform a simple PDF floor plan layout from the client’s ideas.
  3. The consumer will review and request up to three rounds of floor plan design changes.
  4. With a completed plan design, a Home Builders Network estimator will create and estimate based on HBN standard specifications and then creates upgrade options to match the consumer’s specific request.

Custom House Plan Pricing

  1. HBN New Stock Plan Design: Consumer requests a custom plan that can be used as a stock plan for all future HBN consumers. This means your plan would be designed in mind that other people may want to also build this same plan and it would be displayed as a standard stock plan as part of the HBN software offerings.   Discounted Price is $1.50 per total sq ft of build area.  If consumer signs a building contract within 30 days of completing the Custom plan by any HBN builder you will receive a credit matching your paid per sq ft price toward your building contract.
  2. Unique Custom Plan: This option is similar to above but either the consumer does not want the plan to be publicly shared or the home design is so unique that it would not appeal to most of the house plan trends.   Price is $3.00 per total sq ft of build area. If consumer signs a building contract within 30 days of completing the Custom plan by any HBN builder you will receive a credit matching 50% your paid per sq ft price toward your building contract.
